Fire Risk Appraisals of External Walls
A Fire Risk Appraisal of an External Wall (FRAEW) conducted in line with PAS 9980, is a comprehensive assessment designed to evaluate the fire safety risks associated with the construction and materials of external wall systems. PAS 9980 is a British Standard that provides a structured approach to assess and manage the fire risks posed by external walls, particularly in buildings of higher risk, such as those over 18 meters in height or with complex cladding systems.
External Wall System Certificates (EWS1)
An EWS1 Certificate is a crucial document that assesses the fire safety of a building’s external wall system, particularly focusing on the risk of fire spread via cladding, insulation, and other components of the façade. Introduced in 2019, the certificate was developed to provide reassurance to mortgage lenders, property buyers, and leaseholders that a building’s external walls meet necessary fire safety standards, following concerns around the safety of high-rise buildings after the Grenfell Tower tragedy. We are qualified to sign EWS1 forms for buildings of all heights.
Fire Risk Assessments
A Fire Risk Assessment is a systematic process of identifying, evaluating, and mitigating potential fire hazards in a building or workplace. It’s a critical step in ensuring that your premises comply with fire safety regulations, protect employees, residents, and visitors, and reduce the risk of damage to property.
We can conduct Type 1 - 4 fire risk assessments on buildings of all types.
Retrospective Fire Strategies
A Retrospective Fire Strategy can be conducted for existing buildings, providing the landlord, fire risk assessor, and other relevant parties with a comprehensive understanding of the building's construction, the underlying assumptions, the fire safety measures in place, and how these elements work together to enhance, rather than conflict with, each other.
Building Safety Cases
The Building Safety Case aims to ensure that those responsible for buildings take a consistent and proactive approach to managing safety risks. It includes detailed information on general, fire, and structural safety, with a specific focus on Higher-Risk Buildings. Once created, the Building Safety Case is regularly reviewed and summarised in a Safety Case Report, which is then submitted to the Building Safety Regulator.
